What is the Standard Unit By-Law?
Think of the Standard Unit By-Law as the rulebook that decides which parts of your condo unit are covered by the condo corporation’s insurance. It spells out the "standard" parts that the condo’s insurance will take care of, leaving anything beyond this "standard" in your hands to insure and repair.
How It Works:
Insurance Coverage: Picture this: the condo corporation’s insurance is like an umbrella covering the "standard" parts of your suite. If there's damage or loss to these standard parts, the condo's insurance handles the repairs or replacements.
Owner Responsibility: Now, here’s where you come in. You are responsible for any upgrades, personal touches, or items beyond the standard unit. If these are damaged, you or your insurance must cover the costs.
Flooring Coverage: And here’s a twist – many condos in Canada today don’t include flooring in their definition of "standard." So, if a water leak damages your beautiful hardwood floors, it’s up to you or your insurance to replace them, no matter who or what caused the leak.
Consistency: The by-law ensures fairness. Determining what "standard" means that all condo units are covered by the condo's insurance similarly creates a uniform safety net across all units in your condo.
Personal Insurance: Here’s the kicker – it’s crucial to have your own insurance. This ensures you’re fully protected and not left high and dry, relying solely on the condo corporation’s insurance.
In short, the Standard Unit By-Law helps you understand what the condo's insurance covers. The condo insures standard parts, but extras, like upgraded flooring (if not included), are your responsibility. This keeps things clear and ensures you have the coverage you need.
