How to Complain About Your Condo Manager: A Step-by-Step Guide

  1. Document the Issues: Keep track of what's wrong, including dates, details, and proof (emails, photos).

  2. Communicate with the Manager: Send a clear, polite email outlining the problem. This may help.

  3. Complain to the Management Company: If your condo manager works for a management company, file a complaint with the company directly. They may address your concerns or take disciplinary action.

  4. Contact the Condo Board: If the manager or management company do not resolve the issue, take it to the condo board.

  5. File a Complaint with CMRAO: For issues like unethical manager behaviour, failing to use best efforts, fraud, and breaches of the Condominium Management Services Act, file a complaint with the Condominium Management Regulatory Authority of Ontario (CMRAO). Submit your complaint at https://cmrao.ca/consumer-protection/complaints-process. CMRAO does not handle disputes about condo fees, chargebacks, liens, repairs, or maintenance issues.

  6. Use CAT: For issues like noise, odours, vibration, pets, storage or parking, file a complaint with the Condominium Authority Tribunal here: https://www.condoauthorityontario.ca/dispute-resolution/file-an-application/.

  7. File a Small Claims Court Case: If the issue involves damages up to $35,000, you can file a claim in Small Claims Court. You can do this by filling out the necessary forms, paying the filing fee, and representing yourself in court.
