Tackling Condensation in Your Condo Unit

Condensation is a common problem in condo living, especially during colder months when warm indoor air meets cooler surfaces like windows and walls. Left unchecked, condensation can lead to mould, mildew, and even structural damage. Condo suites can be particularly prone to condensation due to limited ventilation, smaller living spaces, and poor airflow. Over time, it can lead to severe problems, including mould growth, structural damage, and damage to belongings.


Here are practical steps to control condensation in your condo suite:

  1. Open windows whenever possible, even for a few minutes each day, to let in fresh air and reduce humidity.

  2. Use exhaust fans in bathrooms and kitchens during and after cooking or showering.

  3. Keep window coverings open. Heavy curtains or blinds can trap the cold and moisture and cause condensation on your windows.

  4. Do not use a humidifier.

  5. Aim to maintain indoor humidity between 30-50%.

  6. Avoid overheating, and keep the temperature in the unit moderate. Excessive heat combined with high humidity can lead to more condensation.

  7. Regularly check and wipe down areas where condensation forms, especially windows during the extreme cold weather, mirrors, and bathroom surfaces.

  8. Rearrange furniture for better airflow - move a few inches away from walls, especially exterior walls, to allow air to circulate.

  9. Avoid blocking airflow from the condo corridors. The building’s ventilation system is designed to supply fresh makeup air to these common areas, helping circulate air throughout your unit.


Excessive condensation in condo units often comes down to lifestyle habits. Units with young children are especially prone to this issue because parents understandably keep the indoor temperature cozy and warm. But, with windows rarely opened, all that warm air from cooking, bathing, and drying laundry has nowhere to go, leading to trapped humidity.

The result? Condensation builds up, especially on windows and cold walls, creating a damp environment. While it’s natural to want a warm space for kids, balancing this with good ventilation can make a big difference. A few minutes of fresh air each day can keep your space comfortable and help avoid those annoying moisture issues.


If you follow all the advice above but are still experiencing severe condensation, contact the condo manager. It may be a building-wide issue related to insulation or ventilation. A professional inspection or assessment may need to be arranged.
